Positives:
-spacious room, and very clean
-great staff, super helpful and friendly
-the pool was awesome for us travelling with 2 kidos ages 4 and 7
-close to bars, local restaurants and free bus route not too far. You can walk from this hotel and see a lot of Charleston by foot.
Negatives:
-it was real hot outside and no water was provided in the rooms
-bath products sucked - bring your own shampoo and body wash
-the mattress could use replacing
-we parked in front of the hotel which was $25/day vs hotel valet parking at $35/day : we were happy to know wabout this from other reviews before we got to the hotel
Overall we recommend this hotel :)

I was a little concerned with some mixed google reviews. However, we had an excellent experience, and here are my thoughts.
The hotel is barely a block from King street, which is a main thoroughfare for food and shopping. It is a mile from City Market, which may be a little long for some, but we walked it with a toddler and stroller, and it was easy and safe.
Staff was friendly and helpful.
The room and hotel were very clean.
Breakfast was great: fruit options, meat options, potatoes, waffles, grits, yogurt, and a great variety for coffee, tea, milk, and juices.
Location and safety: This is in downtown, historic Charleston. The surrounding area matches ANY downtown area. We felt safe, and the hotel, just as other higher priced options do, keeps an eye on who does/does not enter, requiring keyed access to elevators too.

Hotel was incredibly nice. Clean, modern, well located.
The only negative point was that there wasn't any Private Business Center. Even if I went on holidays with my family, I had some business meetings and couldn't find a private spot for those meetings. Had to be at the end of the dinning room, as close to the front-desk there was too much un-privacy and noise. Rest, perfect.

I personally wouldn't book a room here again. For starters, it was much too expensive for the overall quality of stay. Check-in is at 4pm. We arrived at 3:45 and our room wasn't ready until close to 5pm. Not ideal when you have a toddler with you. The staff didn't seem too apologetic about it either nor did they offer any sort of compensation.
It's not disclosed and you should be aware, but the only onsite parking is through valet, and that's $35 a day. There is a parking lot close by, but that's $15 a night and it's pretty dark with no lighting at night.
The inside wasn't very well kept. A lot of the walls had torn or peeling wallpaper in the hallways and in the room. It just seemed prematurely dated.
Speaking of the room, the mattress was on its last leg. Very thin feeling and not comfortable at all.
Overall, I felt pretty cheated spending close to $600 for two nights at a very marginal hotel.
