While the property is unique and has all the historic kyoto characters, the hotel itself is a bit disappointing. First, I booked a room with sofabed and already paid the extra cost with expedia, however at check in the person at the front desk told me they don't have record and charged me extra cost to use the bedding for the sofabed. The front desk was confusing as he told me there's no charge for kids but when I asked what is the extra cost that I already paid for he said it may be amenity fee for kids. Mohamod from Expedia was very helpful and called the hotel helped me solved the problem right away. Second I was excited for the unique Japanese bento breakfast, but was told at checked in that the breakfast room was already all booked up until 9:30, as it's very small. The room set up is also the most not make sense one out of the hotels we booked in Japan, with the closet area all the way deep in the room. If you like the hotel's character, be prepared to take it's inconveniences

Great hotel, exactly what we were looking for. Convenient to stores and shops, located on a small alley. I slept like a baby despite being somewhat close to a major road. I didn't hear any road noise. Loved coming back to a clean room and a made bed. There is definitely a lot of soul and charm in this hotel.

I enjoyed my stay. The only (small) issue I had was with the breakfast. Luckily, that issue was fixed. Overall, I loved my stay and would love to come back again and bring friends & family one day!

Beautiful property, the hotel is in part a beautiful traditional Japanese house and the other an ultra modern hotel with an onsen like spa. I like that it is in the center of the major sites in Kyoto—a short train ride from the main Kyoto Station, walking distance to Nijo Castle, and between Arashiyma Bamboo Forest (go to Tenryu-ji Temple) and Fushimi Inari Taisha. We didn’t get to eat at the hotel, you would need to book it as part of your stay, but for a delicious traditional Japanese meal (breakfast on weekends only) eat across the street at Kitchen 109 . Thank you to the staff for being so friendly, helpful, and speaking English—my family had a wonderful stay.

Absolutely fabulous! Nice staff, nice lobby, nice decor, nice “onsen” spa, nice everything. The only thing is the laundry dryer is horrible , Looks like the lints needs to take out and it wouldn’t dry. So I’ve been air drying it in my room. I have two kids so I’m doing laundry daily lol. The spa is absolutely fabulous, for the ladies it has two personal tubs and two public pools, and a mist sauna. We went to kimono outlets and end up taking pics in the library in the second floor and it turned out gorgeous. Love this hotel! Housekeeping is great. Just outside the hotel a few steps ahead it’s Hollys Cafe which their spaghetti is so good. Location is central. Close to bus stop, train everything.
