One star is granted for location and staff friendliness. The property did not honor our reservation for a Junior suite and upon arrival offered my family a twin and a single room for our stay. They blamed a computer problem. Travelling with a young child, we did not want to be separated and the single room was smaller than a prison cell. After complaining, we were moved to a bigger room in the annex where a cot can be added for our child, but it was still not the room we paid for. Rooms in the annex are not well equipped, older, and the main entrance slammed my wife in the back as it closes with a lot of force. We were told that we would need to talk to the manager the next day. After calling Expedia, the hotel put us in the room we paid for as of the second night, which meant we had to waste our morning waiting for the relocation. Expedia was not helpful in resolving this situation. The hotel refused to refund us the portion of the first night for not providing us the room we paid for. The hotel did offer us free breakfast for the stay, but it was not worth it. Do not pay for breakfast as there are many better options around the area. What the hotel could have done better: 1. Inform us prior to our arrival that the room is not available. 2. Offer us the larger room from the start and not separate a family with a young child. 3. I would be more understanding if they told us it is for one night, as it appears a room was available. 4. Refund the difference for the first day

We were a large family of 8. Shared 2 rooms it was perfect. Great location. Walkable to so many cute shops, restaurants and the colosseum. Would stay there again!

For those 3 liners/TLDR folks: room 10/10, (bathroom 10/10), neighbourhood 10/10, staff 20/10. Did not try hotel food. For the ones that like details: We had a family suite. Room was perfect for our family of 4 (kids ages 11 & 13). Room was clean, beds were comfortable, room temperature was perfect (early March). There was an AC unit in the room, but we didnt need it. Location. Location. Location. Everything is walking distance. 8min to the Colosseum, if you walk slowly. 10-15 to Pantheon and Trevi fountain. Vatican is also walkable, but we took a cab and walked our way back through Trastevere and Jewish ghetto, stopping here and there for snacks and aperitivo. The neighbourhood has plenty of good restaurants (Mizio for a porchettta sandwich, thank me later). What makes me recommend this hotel however, is the staff. You can only really assess the quality of the staff on how they respond when things go wrong and for us, they were simply amazing. I will spare the details, but my daughter redecorated the bathroom with her late night meal resurfacing at 3am. The gentleman at reception was at our door within minutes with cleaning supplies. Poor lad. It. Was. Bad. He was so nice about it and asked us how our daughter was feeling the next day. I did a little ninja roll on the cobble stones and injured myself a little on our last day. They provided ice and first aid supplies and again, demonstrated genuine care. Super helpful and had great recommendations.

We loved this boutique hotel and everything about it. The staff was attentive and helpful, the location was great and just a few blocks from the colosseum but felt very much like you were in an old Italian neighborhood. We will be back again and would recommend Hotel Duca D'Alba to our friends and family traveling to Rome!

Staff was very accommodating! I had a family emergency and they were able to adjust my stay. The property was well kept, and it was all walkable distance from many monuments. Would definitely recommend!

This hotel is amazing. It has the best location. Everything you want to see is in walking distance. The staff are ever so friendly and speak English. They are helpful and available 24hours. Staying here was like home away from home. Highly recommend to any couple especially families.

We had a spacious 2 bedroom room for our family overlooking the street. Fairly active street with lots of foot traffic and cafes but never heard a sound, the room was extremely quite. Air conditioning worked great keeping us cool during the hot summer days. The location was perfect, so close to everything, so much to see on foot in that area. I would definitely stay here again!

The location in Monti is terrifitc, The staff was there to greet us when we arrived, made sure that our stay was wonderful. Our room was in the annex building (not part of the main hotel) which was fun. For those with mobility issues, the annex would be difficult because of the stairs. Our room overlooked the square and we were able to open the window for light and air, see the people and close everything off at bedtime to sleep. Very quiet with the windows closed. We had more beds than we needed (one full and two twins), the space seems perfect for a small family. Water pressure in the bathroom was great. Linens were good quality (American sizing) and housekeeping couldn't have been nicer. VERY close to the Cavour Metro station, the area offers lots of food, coffee, shopping, bars and other nightlife in addition to the historic locations that are all within walking distance or a short metro ride. They arranged for a taxi to take us to the airport on the morning of our departure. We will most certainly be back to Rome and if there is space, would stay here again. The property certainly met our expectations and allowed us to enjoy the sites instead of worry about our housing.
