Our spacious and bright family villa is located in the gated community of Regal Palms, just 20 minutes from the gates of Disney. Regal Palms has two private pools as part of a 2-acre swimming pavillion, including a waterslide, lazy river and beach-entry pool perfect for your little ones. There is an outdoor and indoor jacuzzi, children’s playground, beach volleyball court, and exercise room with sauna and steam room. The resort just opened a brand new Spa (Cenote), ice cream parlour and Restaurant/Bar (Frankie Farrells.).The onsite restaurant and bar overlooks the pool, and you can enjoy a drink on the patio or pool area, including the poolside tiki bar. The restaurant also offers an arcade/playground area for the kids.
On top of all that, Regal Palms offers a ticket desk for your entertainment needs and a mini store for those little things you need onsite.
Regal Palms offers picnic/BBQ areas throughout the resort and is conveniently located within walking distance to Publix, iHop, CVS pharmacy, Applebees, liquor store, bank, and several other restaurants/stores. It is a short drive from the local Walmart and approximately 8 miles from Posner Park, which hosts JC Penney, Super Target, Belk, Payless, Best Buy, Petsmart, Staples and Ross.
The Resort is perfectly situated adjacent from the scenic and highly rated Highlands Reserve Golf Club and short drive from some of the most popular courses in Central Florida, including Southern Dunes, Ridgewood Lakes, Legends, Stoneybrook West, Champions Gate, Orange County National, Reunion and Diamond Players Club. This is a golfer’s mecca.
Perhaps most importantly, your family will love the short drive to Disney World, the happiest place on earth. Why wait for shuttles when you can drive your family to the doors of fun, fun, fun!!! This is the perfect location to enjoy it all! Our premium villa is also a short drive to Seaworld (approx. 21 minutes), Universal Studios (approx. 35 minutes), ESPN (13 miles) and Legoland (approx. 35 minutes).
Our townhouse villa has been freshly updated, with new appliances and most furniture. It has 3 bedrooms, including a King master suite, second bedroom with Queen bed, and third bedroom with double/twin bunks. All beds have pillow-top mattresses with new pillows. It has 2.5 baths and flat screen TV’s in the living room and every bedroom. It accommodates 8 people comfortably (Max. 6 adults) in the three bedrooms and large pull-out couch. (Please note that the layout and bed configuration may differ from original photos, as updates take place). There is also a playpen and high chair for infant family members. Our villa offers you free secured Wifi internet and unlimited Long Distance to both Canada and the USA. Cable offers hundreds of channels, including countless HD channels.
The kitchen is fully equipped, and includes Keurig coffee maker, standard coffee maker, toaster, dishwasher, stove, microwave, kettle and all your dishes/glasses, pots/pans and bakeware. We have a dining room with seating for 6 people, and a spacious living room. There is a desk area just within the sliding glass doors. The Villa offers cordless phones, DVD player, alarm clocks, ceiling fans, blow dryer, iron, and ironing board. We have in-suite laundry (washer/dryer) and housekeeping available (if you choose to arrange) during your stay. NOTE: there is no granite in this unit.
The villa also has private parking for two cars and a back patio for you to enjoy an evening drink or morning coffee. If you require any assistance during your stay, rest assured that we have property management on site daily that will assist you. There is also exterior video surveillance on the property entrances, for the added security of our guests and to monitor compliance with rental rules.
For families with small children, we have provided for you a playpen and high chair. So, sit back, let your children have the time of their lives and cherish all the special moments. We want you to enjoy our home as much as our young family does.
Please note: Regal Palms charges $20/day per home (not person), payable upon check-in. (Note: fee will be reduced to only $11/day for stays of 25 days or more in the months from November to March). This fee enables you to enjoy all the amenities that the resort has to offer.
A deposit of $250 is refundable in full following your stay (with the following conditions). Failure to report all guests/pets on the property, damaged/missing items in the home and smoking in the home will all result in forfeiture of all/some of the security deposit and rental monies paid.
Cleaning fee: $125 per stay.
***Owner has the right to assign another Villa of comparable rating, size and layout, and equal or better placement in the Resort if the rented Villa is not able to be rented for any reason.
If pets are approved by owner, this will be on a case-by-case basis--please inquire with owner prior to instant booking. Pets always incur an additional fee. Owners are responsible for ALL damage/injury/mess caused by their pet. Please ask Owner for a copy of the Pet Policy. Service animals MUST remain with their owners at all times; they cannot be left unsupervised in home.
Proceeding with booking constitutes agreement of all terms and conditions, including pet policy. Undisclosed pets incur fee of $250.
Renter MUST provide Owner with the full legal names of all adult guests staying or registered to the reservation at least 48 hours prior to arrival. Owner will ensure that these guests are registered prior to arrival. Renter MUST also provide Owner with information for ALL vehicles associated with the booking, including license plate numbers a minimum of 48 hours prior to arrival. Maximum 2 vehicles allowed. No parking on grass areas.
Failure to abide by these conditions will result in the reservation being cancelled and the loss of ALL deposits and monies paid to secure the property. If the Owner agrees to cancel a reservation within the No-cancellations timeframe, the Owner is in NO way obligated to reimburse the Renter. However, the Owner may agree to return all or a portion of the monies received, determinable solely by the Owner.
Note: Travel insurance is highly recommended. We cannot offer last minute refunds due to illness (ie. Coronavirus). If given enough notice, we will work with you to find alternate travel dates.
Force Majeure:
Owner cannot accept liability where the contract is affected by force majeure. Force majeure is any event that Owner could not, even with due care, foresee or avoid. These events include, but are not limited to, war, threat of war, riot, industrial dispute, natural disaster, fire, acts of God, acts of terrorism, adverse weather, government actions, technical problems with transportation, or other events outside of Owner control.

This resort is located in Regal Palms, a neighborhood in Davenport, and is near theme parks. Disney's Animal Kingdom® Theme Park and Epcot® are local attractions and those in the mood for shopping can visit Disney Springs® and Disney Springs® Area. Traveling with kids? Consider Walt Disney World®, or check out an event or a game at ESPN Wide World of Sports. Be sure to check out the area's animals with activities such as game walks and birdwatching. Guests love the resort's quiet location.
