Welcome to Rubi 308. This luxurious 3 bedroom 3 bath Condo is located in Rocky Point on the sands of Las Palomas a high end Resort. Spanning almost 2000 SF, this magnificent Ocean View residence graced by soaring wall-to-wall windows is a haven for gazing at the Sea of Cortes and views from multiple vantage points. The quaint entryway with natural stone draws you into a voluminous layout made for entertaining. The cape cod style living room with grand sliding doors to the rear balcony is the dramatic focal point of Rubi 308, accompanied by a Stylish dining room, spacious kitchen and a impressive rap around Island that seats 5. Laundry is conveniently located off the kitchen equipped with full-size Kenmore washer and dryer. The Divine Master Suite presents a grand sliding door, a terrace overlooking captivating pools, lazy river, and the breath taking ocean. There is an opulent en-suite bath with a soaking tub and separate glass shower lined with natural stone. Our cozy comfort quarters offers a modern king size bed layered with a restful pillow top, and USB ports on each side. The common bathroom has a spacious shower, granite vanity, and natural stone all around. Last but not least, designed for luxury a second Master Suite. This serene open space delivers a separate entrance, entertaining kitchenette with fridge and microwave. Exquisite en-suite bath with soaking tub and separate glass shower lined with natural warm stone. In addition a cozy terrace overlooking they alluring golf course. Included is garage covered parking and steps away from the elevators.

Las Palomas is the best resort in Rocky Point, has an onsite lobby check-in, two fine dining restaurants, fitness center which was totally renovated in 2018, sundries/gift shop, underground parking, many spectacular pools with 2-negative edge pools and swim-up bars, 2 lazy rivers and a water slide, walk-out to beach with private sea shore huts with drink and food service. Beach towels and lounge chairs are provided for your poolside enjoyment.

As a guest you will receive the following services - Account to charge to the room for Bars and Restaurants, 24/7 Front Desk Assistance, room service and Beach Towels Service.

Las Palomas Beach & Golf Resort is situated in the exclusive Sandy Beach area of Puerto Penasco (Rocky Point), which is a vacation destination set against the Sea of Cortez - known as the Gulf of California with clear, deep blue waters. The water temperature is more like the Caribbean then San Diego.

The resort has a high level of security. There is a guard gate to enter from the street which is operated 24/7. It also has security checking people coming up from the beach.

Las Palomas Beach & Golf Resort is the largest master planned resort in Puerto Penasco (Rocky Point) It offers an abundance of activities for everyone including Golf at the Links, a series of Pools, Hot Tubs and Lazy Rivers w/Rafts, El Citron Fine Cuisine Restaurants, The Maria Restaurant with its mouth watering Hamburgers and the Coffee Shop where they serve specialty coffees, soft drinks, Ice cream and pastries. Large under cover outside Bars, Swim-Up-Bars, Lounge Chairs with optional face shields and Palapas on the Beach. Also available is a fully equipped state of the art Exercise Room/Gym and BBQ's to grill your favorite foods.

This unit is in the rental pool. Only guests with wristbands will have all Resort amenities. All of our reservations go through the rental pool at Las Palomas. It is the only way to legally rent from the resort and the only way to get access to all of the amenities at the resort.

NOTICE FROM THE RESORT:
If you are renting a condo at Las Palomas, make sure that the rental is being processed through the resort (a confirmation letter from the resort should be provided showing the total payment including taxes for your stay along with a confirmation #)

There is a new Administration at Las Palomas and every reservation is being carefully monitored. Rent only legally through the rental pool!

TERMS AND CONDITIONS

Reservation Policy:

- At the time of reservation 50% Deposit of whole stay.

- The remaining 50% must be paid through VRBO 15 days prior to arrival day.

- Reservation holder must be over 25 and stay at the resort.

- All changes will have a $25.00 fee.

- No changes allowed within 10 days of arrival date.

- Changes of Holiday reservation will have a penalty of $150.00.

Cancellation Policy

- Cancellation more than 11 days prior to scheduled arrival date

full amount minus $150 Cancellation Fee.

- Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid for the reservation, but no refund of the VRBO service fee. If they cancel between 14 and 30 days before check-in, they'll get back 50% (but no VRBO service fee refund). Otherwise, they won't get a refund.

- Cancellation within 10 days of arrival NO Refund.

- No Refunds for no shows or early departures.

- No refunds in case of eviction ZERO tolerance policy.

- No refund for holidays.

- All cancellations or changes must be made via e-mail.

Non-Smoking Policy:
Note: All rental units at Las Palomas Beach & Golf Resort are nonsmoking, so everyone can enjoy fresh clean air during their stay. If signs of smoking are found a $150 cleaning fee will be charged and additional charges if damage found.

Other:

- Check-In: 4.00 pm.

- Check-Out: 11:00 am.

- Late Check-Out will be at 1:00 pm only with prior authorization.

WARNING: If you find something less for the same type of unit, i.e., 3BR OV vs. 3BR OV, please be aware that you might be renting from so called 'rogue' renter which is not permitted at the resort.

The resort sets the rates for all rental pool owners and we can't discount them. The 'rogue' renters discount their rates, but if you were caught, you would be asked to either pay the full rate or you would be evicted. So, if you find something for less, ask the owner if he/she is in the rental pool. We suggest that you verify it by calling the resort at 866.360.2324, and be sure to have the unit name and number before calling.

Located in Puerto Peñasco, this resort is next to a golf course and on the beach. Old Port and Competition Hill are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Islands and Protected Areas of the Gulf of California and Alto Golfo de California Biosphere Reserve. Be sure to check out the area's animals with activities such as game walks and birdwatching.
